Careful about
what we pay.

We start with the price and the risk. Our aim is to protect capital and earn a return that justifies the risks we take.

What we do

Investing, advice
and better ways to work.

We look closely at where money goes, what it is expected to earn and what could stand in the way. That thinking carries through each part of our work.

Real estate
investing

We start with the purchase price and the money still needed to carry out the plan. Then we ask what happens if rents disappoint, costs rise or a sale takes longer than expected. Protecting capital is central to that assessment.

Advice for owners

An acquisition, a financing decision or a change in the business can be hard to judge from inside it. Our advisory work is intended to help owners examine the assumptions, compare the choices and decide what to do next.

AI at work

We are exploring where AI can help with the work behind an investment decision. That includes finding information, checking documents and preparing analysis. Any benefit has to hold up after the cost of checking and correcting the output.

Less repetitive work · careful checking · measured results

How we would use AI

AI at work

Does it improve the work?
Count the whole cost and seek an adequate return.

A tool may produce a draft quickly and still leave someone with hours of checking. We would count that time, along with software, setup and upkeep, before deciding whether it helps.

Work in development
  1. Find a useful task

Start with work that takes too long or produces too many errors. Record how it is done today and what it costs.

    A task worth testing
  2. Try it on a small scale

Use a limited set of documents. Decide who checks the result and what happens when the tool gets something wrong.

    A test with clear limits
  3. Check whether it helps

Compare the result with the current way of working. Include mistakes, corrections and ongoing costs before expanding the test.

A reason to continue, change or stop

About Seva

How we think
about risk.

Chirag HathiramaniCo-Founder, Seva Capital

We are cautious investors. Before considering the upside, we want to understand how the investment could lose money.

Chirag’s experience includes evaluating real estate investments, acquiring properties and overseeing assets and portfolios. He has worked with developers and operators across several property types.

That experience informs the questions behind Seva’s approach. What are we paying? What assumptions are we relying on? How much room is there for things to go wrong?
